An exciting opportunity has arisen for an experienced Hotel Maintenance Manager to join our team and oversee operations of two of our properties, Distinction Hotel and Discovery Settlers in Whangarei. 

The successful candidate will be responsible for ensuring the efficient and effective operation of all building systems and equipment, as well as the overall cleanliness and functionality of the hotel. This role requires a hands-on leader who is dedicated to maintaining the property in pristine condition, ensuring a safe and comfortable environment for guests and staff.

The position will include, but is not limited to:
• Manage and lead the maintenance team, including assigning tasks, providing training, and ensuring adherence to maintenance standards.
• Oversee the preventive maintenance program for all hotel systems, including HVAC, plumbing, electrical, and mechanical systems.
• Ensure all guest rooms, public areas, and back-of-house spaces are fully operational, and well-maintained.
• Respond promptly to maintenance requests from hotel staff and guests
• Coordinate with outside vendors and contractors for specialised repairs and renovations as needed.
• Develop and maintain maintenance schedules, ensuring that all inspections and repairs are completed on time.
• Implement and maintain safety protocols and procedures for staff and guests, including regular safety inspections.
• Maintain inventory of maintenance supplies and equipment, ensuring cost-effective purchasing and use.
• Work closely with the hotel management team to plan and execute renovation and improvement projects.
• Track and report on maintenance activities, costs, and issues to senior management.
• Ensure compliance with local Council regulations related to hotel operations and safety overseeing BWOF compliance.
• Assist with emergency response plans for natural disasters, fire alarms, and other hotel-related incidents.
• Provide a high level of customer service to internal and external stakeholders, ensuring satisfaction with maintenance services.
• Performing all tasks within the designated trade safely and responsibly.
• Be comfortable with manual labour and physically demanding tasks.

The position will also include, but is not limited to:
• Performing all tasks within the designated trade safely and responsibly.
• Conducting general maintenance work across both hotels as needed.
• Responding to and resolving maintenance requests, including logging and signing off work requests in the computer system.
• Assisting with maintenance of mechanical systems and performing scheduled checks to ensure compliance with building warrant of fitness requirements.
• Managing the hotel’s Heating, Ventilation, and Air Conditioning (HVAC) systems during solo shifts, and contacting and liaising with management and contractors where necessary.

Experience: 
• Proven experience in hotel maintenance, facilities management, or related field.
• Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems.
• Excellent leadership and team management skills, with the ability to train, motivate, and supervise staff effectively.
• Strong troubleshooting and problem-solving abilities.
• Exceptional organisational and time management skills.
• Ability to work independently and handle multiple priorities in a fast-paced environment.
• Knowledge of safety protocols, regulatory compliance, and environmental best practices.
• Strong communication skills, both verbal and written.
• Flexible schedule, with the ability to respond to maintenance emergencies outside regular working hours.
